LOS OSOS CALIFORNIA – “THE BEAR” – GATEWAY TO MONTAÑA DE ORO STATE PARK

Affectionately known as, “The Bear,” Los Osos California is located south of the city of Morro Bay, on or near the hills overlooking the Pacific Ocean. Most of Los Osos  borders Morro Bay State Marine Reserve and the Morro Bay. On the border to the South of Los Osos  you will find one of the most specular scenic areas in the world, Montaña de Oro State Park.

DOWNTOWN

Los Osos is a small town. The downtown area is about a one mile long, on Los Osos Valley Road.  There are restaurants, groceries stores, drug stores, banks, churches, hardware stores, and coffee shops.

Because Los Osos  is in an unincorporated area of San Luis Obispo County, there is no city government or a police department.  There are community resources, such as a post office, a fire station, a library and parks.

RECREATION

If you enjoy outdoor recreation, you will not be disappointed with Los Osos For starters, you can swim, surf, or walk on the beach.  If you are adventurous, you can launch a small boat, canoe, or kayak to the other side of the bay and walk over the Morro Bay State Park dunes to the ocean on the other side.

Los Osos is the gateway to Montaña de Oro State Park. The drive is amazing from Spooners Cove to Corallia Cove. You can also hike all over the park to the water or climb to the highest hill top with an 8000 foot elevation.

If you like to golf, there is a huge, 18 hole golf course practically on the edge of the bay.

LAND in LOS OSOS

90 percent of Los Osos lots cannot be built on (see map red highlighted) because of a building moratorium. Most lots that can be built on boast panoramic ocean views (see map yellow highlighted). Some Los Osos lots right on the bay could be found for around $100,000, when this article was written.

If you are willing to speculate that Los Osos land values will go up when the building moratorium is lifted, there is a potential to make over a million dollars on one of the Ocean Front properties.  However, since we do not know when the moratorium will be lifted, you may be buying land that that will be years away from building on.  If I knew when the moratorium was going to be lifted, I would buy as many lots as I could afford :).   VIEW ALL AVAILABLE LOTS IN LOS OSOS

The available lots in the yellow highlighted areas of the map are not on the new sewer system that is being installed. These areas yellow there is no addition sewer tax assessment.  The Green Areas are currently exempted from the building moratorium and can build and have septic systems under certain conditions.

HOMES

You can find very nice single family homes and condos priced very low. The lower prices is probably due to the fact that there is an assessment for the new city sewer system. If you buy a two story home you most likely will be able to have a water view in most of Los Osos.

Some of the streets in Los Osos  are not paved.  Folks that live on homes with unpaved streets tell me they enjoy the feel of the old West.

Many homes can be found on or very near the bay and there are several homes on the southern borders that have some of the most amazing water ocean views you have ever seen.

No matter what you are looking for in a home, there is a very good chance you will find a Los Osos Home that you will simply love.
